The Western Australia-based company develops and operates self-storage facilities and marinas with KeepSafe storage facilities, a division of the group, already located in Balcatta, O'Connor, Wangara and Welshpool.
The application was lodged to the Metro Outer Joint Development Assessment Panel by CLE Town Planning + Design on behalf of KBH Group directors Shaun Bain and Nathan Hewitt.
The development proposal comprises a five-storey building of about 900 storage units, a 91 square metre ancillary showroom, a 24-bay car park and a bin store.
The City of Joondalup has backed the $13 million proposal, recommending the JDAP members approve KBH Group's proposal at its meeting on June 20.
According to the report prepared by CLE Town Planning, the subject site is within the Joondalup Activity Centre Plan area which is suited to this type of commercial development.
"The North-West sub-region is currently under-supplied with self-storage space, reflecting an Australia-wide trend toward smaller houses and sustained growth in online-based commercial enterprises," the report said.
"The KBH Group operates, among others, the established, premium ‘KeepSafe’ brand and is seeking to expand its offering in the North-West sub-region."
A commercial development selling landscape supplies is currently on the subject site.
A responsible authority report by the city's planning staff said the site layout was consistent with prevailing development in the Winton Road commercial area.
"The building facades are considered to be of a high quality, featuring a number of design elements that present well to the adjoining streets," the report said.
"It is therefore recommended that the application be approved subject to conditions."
Conditions include removing existing crossover and reinstating any kerbing, landscaping or other infrastructure to the satisfaction of the city.
