A RARE development parcel in South Perth is up for grabs following a decision last month by the City of South Perth to lease out the land to a developer. Known to council as the Civic Triangle, the 6,000 square metre parcel bordered by Mill Point Road, Mends Street and Labouchere Road is made up of 10 separate lots owned by council, including the police station site. The only other freehold lot on the site is owned by Australia Post. Council anticipates a boost to its coffers of more than $11 million from the potential development, which is likely to be residential. Mayor John Collins said that, after carefully evaluating a number of options, it determined a long-term lease with an up-front lease payment would provide the most advantageous outcome for the community. “This milestone decision will provide funding for city assets that will be necessary for the years to come to accommodate the ever changing needs of the city and its community,” he said in a statement. The city has progressively acquired land at the Civic Triangle since 1986 and began looking into its future options for the site in 2002. In the coming months it will consider the proposed development guidelines for the precinct and leasing conditions, before launching a public consultation phase in mid-2008.
