The State Government is bringing forward the planned sales releases of almost 140 housing lots in the northern regional centre of Ellenbrook.
Housing and Works Minister Michelle Roberts said the continuing strong demand for prime affordable land had brought forward the release of land in the estates of Charlotte's Vineyard, Coolamon and in a sixth new village.
"The Real Estate Institute of Western Australia's figures indicate the median land sales price increased by 31 per cent in the 12 months to March 2006," Mrs Roberts said.
"The advantage of pre-selling the land is that people can buy at today's prices, providing genuine savings.
"Having secured their land, families will be able to start planning their new homes' design."
Ellenbrook is a joint venture initiative between the Government through the Department of Housing and Works' land development arm and the LWP private syndicate.
"A total of 30 lots are currently undergoing site works in Charlottes Vineyard, with sales expected to be brought forward from September to August," the Minister said.
"Prices will range from $185,000 to $214,000, with an average of $197,944 per lot. Lot sizes will range from 529 to 748sq.m, with an average of 616sq.m.
"Up to 70 lots currently under construction in the new village, previously planned for release in November to January, will now be released for sale in October 2006.
"About 35 further lots will be released in Coolamon village in September; this follows the recent sale of 20 dress circle lots.
"The site works on a further two stages at the new village north of Coolamon will also be brought forward a few months to begin in October. This will enable another sales release of up to 70 lots before the end of this year."
Swan Hills MLA Jaye Radisich said Ellenbrook is a popular residential location that offers a lifestyle rich with arts, cultural, and sporting opportunities.
"In 2005-06, about 35 per cent of lots in Ellenbrook were to first home buyers," Ms Radisich said.
"The strong commitment of Ellenbrook locals to the local area is illustrated by the fact that nearly one in five sales are made to people who are 'trading up' within the development."
Mrs Roberts said the Government's partnership with private developers was delivering outstanding results in the northern suburbs.
"Of the land released in the northern suburbs in the past quarter, 75 per cent of land, or 416 lots, has came from the Government joint ventures of Ellenbrook, Somerly and Brighton," she said.
