New apartments site released at Claremont Oval

LandCorp has released the fourth major development plot at its Claremont on the Park urban infill project, with the site to yield a building of up to six storeys with a minimum of 119 apartments.

The 4,913 square metre site is located on the corner of Davies and Shenton roads, directly opposite Claremont train station.

LandCorp chief executive Frank Marra said guidelines for the plot allowed for a maximum of 1,180sqm of retail and 1,750sqm of office space, providing developers the opportunity to incorporate retail and hospitality tenancies to add activity and vibrancy to the project.

“This key site will not only lead the vision for connecting the Claremont community but will also champion Claremont on the Park as an exciting activity hub, adding to the established town centre,” Mr Marra said.

The sales process will be handled by JLL.

Construction is rapidly progressing at one of Claremont on the Park’s other development lots, with Georgiou well-advanced on its 70-apartment project, The Pocket, on the northern end of the oval.

Mirvac Group is in full swing marketing a luxury 142-apartment project, known as The Grandstand, which is also at the northern boundary of Claremont Oval.

Construction past forward works has not yet begun on that project, following the sales launch in February this year.

Mirvac was awarded two development sites by LandCorp, lots 504 and 505, but to date has only unveiled plans for The Grandstand.

Ultimately, between 650 and 750 dwellings are proposed to be built at Claremont on the Park, which will cater for around 1,000 new residents.

Claremont Football Club’s facilities will also be upgraded, while gym operator Revo Fitness will also construct a new fitness centre underneath Mirvac’s project on Davies Road.

Mr Marra described the release of the latest plot as an unmissable opportunity for developers.

Expressions of interest close October 1.

The Claremont land release follows LandCorp launching the first two lots at another infill project, its White Gum Valley estate, WGV, earlier this month.

LandCorp put out the call for developers for two sites at WGV, a 2,227sqm plot that would allow for a two to four-storey apartment complex, and a 1,690sqm site for two to three-storey maisonettes.

Lands Minister Terry Redman said WGV had received an extraordinary level of enquiry from home buyers, developers and industry groups willing to take part, since it was first launched in mid June.

WGV is located on the former Kim Beazley school site, opposite Booyeembara Park and the Royal Fremantle Golf Club.

LandCorp’s partners are the Water Corporation, Curtin University and the City of Fremantle
