THE final weeks of 2004 provided a double celebration for Limnios Property Group, marking not only 35 years in business for the family concern but also what James Limnios said was among the most successful years the business had experienced.
Limnios Property Group was founded by Atha Limnios in 1969 shortly after his arrival in Perth from Greece. And the basis for his company’s success is to work honestly, ethically, morally, and to constantly improve, he said.
“I think we have been so successful because we don’t have the intention to take what is not rightfully ours – we have never been greedy, and we are very grateful for what we have,” he said.
Appointed as CEO and managing director this year, James Limnios agrees with his father’s ideals and adds that it is not just the continued success, but the growth of the Limnios Group that is the real story.
“We have made a lot of progress with the industry and the business community, and a fundamental of our business is to be liquid and flexible so that you can move as the need arises,” he said.
“We are ready to take the business to the next level in terms of sustainability, increased efficiency, developing new markets and providing a point of difference.
“Our main point of difference is that we have so much transactional experience in real estate and business generally behind us that we can sit down with large corporations, public and private, and work to achieve their desired outcomes.”
He said the group was very selective about the projects it undertook and developers they did business with.
“We will only take on a project and deal with people we know will deliver,” Mr Limnios said.
Atha Limnios said a major advantage of longevity in the industry was the ability to develop a feel for what the public wanted, and being able to be involved with developers in delivering that product.
“We like to believe we have created a situation where people feel safe, and that they know there is stability and substance behind our reputation,” he said.
In turning over more operational responsibility to James, Atha is confident that his son will successfully carry on the business.
“I am comfortable that James will perform on the basis of the foundation we have created,” Mr Limnios said.
“The start and finish of success is the family, and no matter how hard you try, if you are not surrounded by people you unconditionally trust you can not move forward with confidence.”
Five Limnios family members are involved in the business, which specialises in project marketing, development, property consultancy, general real estate sales and property management, mainly in the Northbridge area.
• James Limnios was a WA Business News 40under40 award winner last year, and the Limnios Group was a finalist in the WA Business News 2004 Family Business Awards. This year’s 40under40 gala will be held at Parliament House on Wednesday February 16.
