The last parcel of waterfront land in the Exmouth Marina will be sold to a consortium of Fowler Group and Celsius Property Group for the development of 150 new residential lots.
Development WA inked the deal to sell the almost 18 hectares of state-owned land to the consortium, which has previously delivered a housing project in Exmouth.
Dubbed Superlot D, the waterfront site would be turned into a mix of housing, both affordable and larger dwellings, alongside commercial sites and public open spaces.
The consortium will fast track 10 new houses specifically for local council and service workers in the Gascoyne town, which has long grappled with accommodation and housing shortages.
The consortium will begin delivering the first stage of the project under the existing structure plan, ahead of an updated plan being approved.
Construction is tipped to commence in mid-2025, subject to approvals, at the site on the southwestern edge of the marina bound by Murat Road and Market Street.
Celsius, which will take on the role of project manager, previously delivered the Cooyou Close project comprising of 24 dwellings in Exmouth.
The same consortium delivered the project and local builder DLR Building undertook the work. The dwellings were built to house staff of aviation company PH1.
Celsius Land managing director Brenton Downing said his team was focused on not just delivering land but delivering housing solutions for Exmouth.
“We're conscious there's a need for some affordable homes, but we're also conscious there's demand for some bigger homes as well, particularly with people wanting to store boats and have large sheds,” he said.
“We’re excited to be working with Fowler Group again on this project and the Shire of Exmouth has been really supportive and a great partner to work with over the last two years. We’re looking forward to getting started as quickly as we can.”
Premier Roger Cook said unlocking the significant parcel of land would provide a major boost to the local market in Exmouth.
"These 150 new homes will support the local economy, with some properties set to house key workers and their families,” he said.
"As we look to the future, this project will support Exmouth's continued growth and ensure that the community has access to the housing it needs to thrive in the coming years."
Lands Minister John Carey said the sale and planned fast-tracked development of the site was a fantastic outcome for the town to boost housing supply in Exmouth.
"The development is expected to significantly benefit local businesses and bolster housing supply to support the growth and diversification of the local Exmouth community,” he said.
It marks the last of the Exmouth Marina lots to be sold, with the marina about half-full with about 200 homes built since the blocks first hit the market in 2006.
Further community consultation will take place over the broader estate delivery, the state government said.
