Construction has started this week on two apartment projects with a collective end value of $126 million, with Norup + Wilson launching its Beach Shack in Scarborough and Baltinas starting to build its Habitat Residences in Applecross.

Norup + Wilson has signed mid-tier builder Pyramid Constructions to carry out the Scarborough works, with the team mobilised to site this week.

Director John Norup said the developer had worked closely with Pyramid through an early contractor involvement process to finalise the Beach Shack’s design, prior to signing a build contract worth around $40 million.

The Beach Shack project has an end value of around $107 million.

“What we liked about Pyramid was their input during that process was invaluable - they were so easy to deal with,” Mr Wilson told Business News.

“It was probably one of the best and easiest processes we’ve ever been through with any builder.”

Mr Norup said he expected the project to be complete by around the end of next year.

He said Pyramid’s hands-on approach was a major factor in signing the builder to carry out the works.

“It wasn’t about the cheapest price, it was about the best team basically,” Mr Norup said.

“It’s such a high-quality project that the site manager and the project manager is of utmost importance to us.”

Meanwhile in Applecross, Baltinas has started to build its $19 million Habitat Residences, a 14-apartment luxury complex located on Kintail Road.

Building works will be carried out by Mercedes Construction, a division of Zorzi Builders.

Baltinas founder Barry Baltinas said the project was an important milestone for the company, which recently unveiled plans for a mixed-use development in Mount Lawley and its West Perth development, Camilla Residences, due for completion in September.

“Our goal is always to leave our unique mark on the Perth property landscape by spearheading developments that boast visionary design inside and out and offer unlimited lifestyle opportunities in exceptional spaces,” he said.

“Habitat, with its spectacular natural surroundings, continues this tradition.”

Habitat Residences will be a mix of high-end one-, two- and three-bedroom homes designed specifically for downsizers.

“There are limited offerings of that nature in the area despite 28 per cent of local residents being aged over 50,” Mr Baltinas said.
