The Champion Lakes urban renewal project within the City of Armadale started in 2006 and is currently home to about 1,000 people, as well as Perth’s Regatta Centre, situated 22 kilometres from the Perth CBD.
Yolk Property Group and Southern Cross Care WA were recently named the preferred proponents of Lot 10, a 14-hectare parcel of land.
About 150 dwellings are planned for the site, which will include a mix of multi-residential dwellings, townhouses, and house-and-land packages.
Yolk Property Group director Pete Adams said the consortium would deliver strong housing diversity and affordability to the area, and would cater specifically to retirees and those with additional needs, with a health and wellness precinct planned.
“We are looking forward to expanding the housing options on offer at Champion Lakes,” he said.
“There will be land and homes to suit people at every stage of their life, with first home buyers, families, downsizers and retirees all catered for, resulting in a diverse community.”
Development plans also include the creation of a new hospitality precinct with cafes, shops and public open spaces, as well as a revitalised foreshore, multiple parks and playgrounds, bike and pedestrian paths.
“The lake at the heart of the development offers an excellent opportunity for amenities focussed on the outdoors, whether its boardwalks and bike paths or waterplay parks and picnic areas,” Mr Adams said.
“What we are planning will create a destination at Champion Lakes, which we see not only residents making the most of, but the wider community coming to enjoy; we want it to be a real destination for the community.”
Planning Minister Rita Saffioti said the proposal presented an excellent outcome for Armadale and the surrounding suburbs such as Roleystone, which needed more facilities for older members of the community.
The development’s focus on sustainability, Ms Saffioti said, was also key to ensuring the natural beauty and character of the area was preserved.
The national Bioregional One Planet Living framework (which is based on the idea of living within the limits of the planet’s natural resources) will be implemented to guide built form and land development of Lot 10.
Yolk Property Group plans to drive environmentally sustainable living with the project through innovative design, infrastructure, construction methods, materials and technologies.
Beyond the development stage, the property group has taken a long-term approach to sustainability, following principles related to sustainable energy, water, local and sustainable food, sustainable materials, zero waste and carbon, and culture and community.
Yolk Property Group has been a leader in the sustainability space, becoming the first property developer in the state to use shared solar technology in a large-scale strata setting through its Evermore WGV project, a 24-apartment development within LandCorp’s White Gum Valley.
Last month, the group broke ground on a first for Western Australia, with the development of a new solar power purchasing agreement to be implemented at The Amble Estate in Girrawheen in collaboration with the Department of Communities and Ventura Home Group.
Yolk Property Group says it will be the first time a PPA has been rolled out at a green title residential development in WA and that the pilot program would install solar systems at no cost for all participating households in the estate, with the PPA expected to deliver household savings of up to $600 per year.
