Lands Minister Brendon Grylls said a key priority of the state government's Pilbara Cities vision was to deliver a variety of housing styles and choices in the region.
"Not everyone is after the typical four-bedroom two-bathroom single storey house, so we need to provide a diversity of accommodation for a diversity of households," Mr Grylls said.
"Smaller families, couples and single people will have the opportunity to live in smaller apartment-style homes right in the heart of the estate."
The 93-hectare Baynton West Estate will ultimately deliver 1,100 new homes with associated infrastructure to Karratha.
Expressions of interest close June 7, and the government will announce its preferred proponent in July.
