Shady Hills on the market

SHADY Hills, a 369 hectare property in Bullsbrook, is for sale for $4.85 million.

The property fronts onto 1,300 metres of the Swan River, has views of the Avon Valley and borders the Walyunga National Park.

The property has nine dams, two bores and a number of soaks, a homestead, manager’s residence, worker’s cottage, bituminised internal roads and quality fencing.

Located minutes from Bullsbrook and thirty-five kilometres from Perth, the land has subdivision approval for 101 lots ranging from two to forty-two hectares.

Selling agent Knight Frank director Gwyn Davies believes Shady Hills provides a unique opportunity for investors to make favourable returns.

“I’m sure Shady Hills will attract significant interest from developers who are capable of seeing the feature-packed property transformed into a prestigious rural residential estate within easy commuting distance of Perth,” Mr Davies said.

Shady Hills is currently home of the Imran Aderdeen Angus Cattle Stud, running more than 400 head of prize winning cattle and producing around sixty stud bulls a year.
