Scope Property flags $200m Henderson business hub
Scope Property Group has submitted a $200 million plan to build a 10-storey hotel, offices and a social hub to service the growing Australian Marine Complex.
Dubbed Henderson Business Hub, the proposal comprises five buildings and 737 car parking bays across a 1.85-hectare site on 81 Quill Way.
The buildings include a 161-room hotel, a five-storey restaurant and retail hub, two office buildings of 13 and 15 storeys, and a five-storey medical building.
Scope has also proposed to refurbish an existing tavern on the Henderson site.
The application has been lodged with the City of Cockburn for public consultation, with the proposal to be considered by a development assessment panel in a future meeting.
Scope acquired the 81 Quill Way, Henderson site for $4.35 million in 2023.
Element Advisory, on behalf of Scope, compiled the development application lodged to the city.
“The proposed development referred to as the Henderson Business Hub, represents a pivotal opportunity to provide meaningful amenities and facilities to support the rapidly expanding Australian Marine Complex (AMC),” Element said in the application.
“This site is unique in the fact it is the only site within the AMC that is zoned Local Centre, allowing for a diversity of land uses, such as hotel, retail and food and beverage uses to support the significant volume of workers commuting to the AMC.
“The redevelopment of the site will help further establish the AMC as Australia’s leading defence and marine precinct.”
The federal government committed to spend $12 billion to transform Henderson into a defence-focused region.
According to the application, the development site was strategically positioned for a central activity and employment hub in the region.
“As the city is aware, a multi-billion-dollar defence precinct is proposed at Henderson, expected to generate 10,000 skilled jobs and will attract significant daily employment,” the application said.
The Australian Marine Complex in Henderson is an industrial precinct mainly focused on shipbuilding.
