Most affordable rental suburbs named

Perth’s eight cheapest suburbs for property rentals have been revealed, and one of the most affordable is in the western suburbs, according to the latest data from the Real Estate Institute of Western Australia.

In the three months to February, Wembley, Armadale and Kelmscott topped Reiwa’s list of the most affordable suburbs to rent in.

The latest data found those suburbs, along with Osborne Park and Medina, to have a median rent price of $300 per week.

Gosnells, Glendalough and Maddington also made the top eight list, with median rents under $325 per week.

Reiwa president Hayden Groves said the data showed there were numerous suburbs within the metro area where Perth tenants could rent a house or unit for less than the city’s overall median price of $400 a week.

“Unlike the eastern states where rental affordability remains an issue, housing affordability in Perth’s rental market has improved considerably over the last 18 months,” he said.

“With good choice available you are now more likely to find a rental property that ticks all the boxes and secure a competitively priced lease.”

Mr Groves said the fact that Wembley was the only suburb with an upper quartile rent price above Perth’s overall median (at $473 per week) meant that improved affordability in Perth’s rental market had occurred across all price ranges, and that tenants have a good opportunity to upgrade.

“If you’re living in shared accommodation you might find that you can now afford to take that next step and move out into a smaller place of your own,” he said.
