Saracen Properties’ $70 million mixed use development featuring 135 apartments in Maylands has gained development approval.

The property developer applied to build on a 7,127 square metre site at 168 Guildford Road, which currently houses several businesses.

The existing structures are set to be demolished to make way for the mixed use complex, including dwellings, shops, an office and a childcare centre.

Saracen Properties director Jason Potalivo said the development presented a "significant investment in the Maylands town centre". 

"It will be a catalyst for further development on Guildford Road and will deliver considerable benefits for local residents," he said. 

"These benefits were raised by various submitters during the public advertising process including the provision of convenient shopping options for those walking home from the train station, opportunities for local businesses (including opportunities for existing businesses on site to remain) and increased vibrancy at the southern end of the town centre." 

Woolworths is set to build a supermarket on the site, which will also include a large format medical centre and more than 300 parking bays. 

Planning consultants Urbis submitted the application on behalf of Saracen and architects Cameron Chisholm Nicol did the design work.

All Seasons Design Pizzeria, YMCA Early Learning Centre, Bloom Restaurant, Masters Finance Group and DTS Legal are among the businesses currently occupying the site.

Saracen is in discussions with existing tenants about being part of the new complex. 

The development was unanimously approved by a Joint Development Assessment Panel, with some conditions, today.

The City of Bayswater earlier this month recommended the project be approved.

Demolition of the existing buildings and construction of the project is scheduled for mid-2022.
