PERTH’S northern suburbs are tipped to provide some good opportunities for investors and owner occupiers, as more properties come onto the market and sellers become more willing to negotiate, according to Geoff Baldwin, managing director of Geoff Baldwin Realty Group. Mr Baldwin said suburbs such as Butler, Merriwa and Clarkson had properties that were only a few years old, but were selling for less than it would cost to build and complete today. “The advantage of buying an established home is that the seller has already added all the extras that people often forget to include in their budget when they are planning to build a new house,” he said. “(While) a house and land package in Butler will cost $400,000 to $500,000 and usually doesn’t include all the extras, a fully established house can currently be purchased for as low as $360,000, with many more under $400,000.” Mr Baldwin said Clarkson, Merriwa, Currambine and Kinross are now presenting great buying opportunities compared to this time last year.
