THE residential population of the area encompassed by the City of Perth is forecast to double in the next 20 years, as the number of new dwellings and net migration numbers grow.

The latest residential population forecasts, prepared by Informed Decisions, show the area's population will grow to just under 16,000 by 2010, almost 24,000 by 2020 and more than 31,000 in 2031.

At the end of June 2007, the City of Perth's residential population stood at 13,592, up 7.5 per cent on the previous year.

Growth rates peaked in 2005 with 13.3 per cent population growth on 2004.

One of the major drivers of population change will be the number of new dwellings constructed in the inner city, with an average of just more than 620 dwellings added each year until 2031.

Central East Perth is expected to have the largest amount of development with the construction of about 5,700 dwellings until 2031.

The Perth CBD is also expected to undergo significant change, with almost 5,200 additional dwellings forecast; lower levels of development are expected in West Perth, Northbridge and Claisebrook.

Net migration gains will also be a factor, particularly in the young adult age bracket of 18-24 years, with migrants to the City of Perth predominantly made up of students studying at the University of Western Australia and Central Tafe.

"The demographic and forecast products provide the City of Perth with the evidence base to plan housing policy and service delivery, and also helps us to promote our city," City of Perth acting chief executive Peter Monks said.

According to the report, the biggest population increase will occur in the Perth CBD, with a forecast increase of almost 5.5 per cent a year to 2031.
