A BELMONT-BASED builder is staking its claim to a niche in the competitive Western Australian homebuilding market, by doing things a little bit differently.

Instead of positioning the company to one day rival leading WA builders ABN Group and BGC, Averna Homes managing director Paul Serra set a goal to build only 40 homes each year, with a price tag between $400,000 and $700,000.

In just its third year of operation, Averna Homes is set to achieve that goal, but Mr Serra says he has no ambition to build home number 41 this year.

“We’ve gone from building in our first year, 10 homes, to our second year, 20 homes, and now in our third year, 40 homes,” Mr Serra told WA Business News.

“The goal that I set, and I set it back when I first opened the doors, I was going to produce 40 homes each year, and that was it, because the day I produce more than 40 homes in a year is the day Averna Homes will not be able to service the way I set the business out.

“If the day comes that we get to number 41, that one would have to wait until the following year.

“I do that because I can physically overlook every home. If I do more than that then I become like another building company.”

Another point of difference for Averna is that it builds show homes rather than displays to demonstrate its design capabilities, workmanship and use of quality products.

Mr Serra, a former member of management teams at ABN Group and BGC's Perception Homes, acknowledged the support of industry suppliers such as Boral, Bosch and Solver Paints had added to his firm’s success.

“What Averna Homes tries to do differently is we are an individual boutique builder trying to show our clients our quality of workmanship, rather than showing our clients ‘this is the house type,’” Mr Serra said.

“They then like our tiling, they like the way we paint, they like our cupboards, and they then can see our designer and build the home that they want.”

Mr Serra’s approach earned recognition from the Master Builders Association with two awards for excellence in 2009, while a third show home in Salter Point was awarded this year.

With his initial goal already met, Mr Serra said he hoped Averna Homes would become a household name within five years, where all its work comes from referrals.

“The day you become branded is the day that you are a truly successful building company, and I don’t think we’re far off of that,” he said.
