An oft-forgotten corner of one of Perth's premier entertainment districts is experiencing somewhat of a renaissance, with residential and commercial development opportunities attracting plenty of notice in recent times.
Located on the edge of Perth’s Central Business District, Burswood South is well serviced by public transport and offers a prime location for high-density residential and commercial development, as well as adaptive re-use of existing character warehouses and showrooms.
With an attractive parkland setting, Burswood South provides convenient and easy access to the Swan River foreshore, Perth’s CBD, G. O. Edwards and Burswood parks, and the broader Burswood Peninsula.
As an added bonus, the area is also within easy walking distance to a number of workplace and retail amenities, including the Albany Highway shopping strip, as well as the Burswood and Victoria Park train stations and the Causeway Bus Port.
Town of Victoria Park Mayor Karen Vernon noted the precinct ticked plenty of boxes when it came to future indicators for growth.
“Burswood South already represents the Town of Victoria Park’s second largest commercial centre and there is enormous potential for further redevelopment and improvement over the next 10 years,” Mayor Vernon said.
“The area is predominately commercial, with thousands of square metres of floor space.
“It has also been zoned for growth, with opportunities for mixed-use office and residential development. Density allowances extend up to R160 coding, a residential density designation, while building-height allowances range from 6 to 18 storeys.
“We’re already seeing a growing pipeline of private sector investment and development in the area and there’s still room for plenty more, particularly with the population growth anticipated in the area over the next decade.”
One recent example is the addition of Burswood Green development at 2 Hawthorne Place.
Stage 1 of this new collection of apartments sold out in just two weeks, with Stage 2 priority access sales already seeing similarly strong demand.
SKS Group Chief Financial Officer Eugene Lim said the decision to develop and invest in Burswood South was an easy one.
“The site is in a unique and iconic location, situated in a private cul-de-sac abutting the gorgeous G.O. Edwards Park, with panoramic views of treetops, the Swan River, Crown Entertainment Complex, Optus Stadium and Perth CBD," he said.
“It’s a very well-connected location, right on the doorstep of Perth city, next to Victoria Park’s café, dining and entertainment golden mile and a short walking distance to public transport networks.
“The volume and quality of amenity will continue to grow, further strengthening Burswood’s appeal as a residential destination. This will drive demand and ultimately a return on investment for developers, owners and investors.
“We believe there will always be a demand to live in this area.”
Town of Victoria Park Mayor, Karen Vernon, notes that this is an exciting time for the Town of Victoria Park, with a number of additional new development applications already underway.
“It really is one of the best located areas in the Town, for both residential and commercial development,” Mayor Vernon said.
“Not only is it located at one of the main entrance points to the Perth CBD and well serviced by public transport, the area is also just a stone’s throw from the river and the beautiful G.O. Edwards Park.
“There are also plans in place for further revitalisation of the area’s streets and public spaces over the next decade, thanks to the Town’s approved Burswood South Streetscape Improvement Plan.
“The plan includes improvements to greening, street trees, traffic, and creating people friendly footpaths and piazzas, helping to reinforce the area’s reputation as a highly desirable inner-city precinct for living and doing business.
“Burswood South is currently on an exciting path of transformation and is set to become one of the Town’s most vibrant centres for business, entertainment, and inner-city living for the future.”
