LandCorp releases three development sites

LandCorp has outlined a proposal to develop precincts in Claremont, Jolimont and North Coogee with the private sector, amid a portfolio of more than 30 commercial, residential and industrial land opportunities across Western Australia. 

A release in the Claremont on the Park development could accommodate more than 129 dwellings up to five storeys in height on the corner of Graylands and Shenton roads. 

LandCorp CEO Frank Marra said the state’s land developer was seeking a proponent that would provide housing for Perth’s ageing population.

"Multi-storey or vertical aged care developments have been a feature on the east coast of Australia for some time, and are typically found in a near-city location with established amenity and ready access to public transport,” he said.

“Access to sites of this size and location has been very rare in Perth's western suburbs, and that has resulted in a shortfall of contemporary aged care services in the area.”

In Jolimont a 2,628 square metre site in the Parkside Walk development suitable for between 22 and 46 dwellings was released. Once completed, the development will have a mix of up to 350 apartments and single residential homes.

Mr Marra said the third release in North Coogee was an opportunity to transform a former industrial area into a modern coastal urban community.

The 1,977sqm site is zoned for mixed-use and is suitable for three- to five-storey developments with ground floor commercial space.

“We are expecting strong interest in this mixed-use lot on Surada Street, which is located only 600 metres from CY O’Connor Beach on an elevated site, with ocean views,” Mr Marra said.

Lands Minister Rita Saffioti said in a statement that the three sites would have a total value of $122 million and were expected to deliver 191 new homes.

She the projects offered were transformational and had the capacity to generate thousands of new jobs for Western Australians.

Further metropolitan projects, such as stage 1B at the Murdoch Health and Knowledge Precinct, extra sites in Jolimont, Montario Quarter in Shenton Park and Alkimos are expected to be released in 2018.

The Alkimos Central precinct is being planned to centre on the rail and bus station opening in 2021.
