Green light for Dunsborough microbrewery

A proposal to develop a microbrewery and holiday accommodation on the corner of Dunn Bay Road and Cape Naturalise Road has been approved. 

The City of Busselton approved the development application for 59-61 Dunn Bay Road yesterday evening. 

Plans propose a microbrewery, coffee roastery, an alfresco area as well as holiday accommodation, comprising 18 chalet-style units and two self-contained short-stay apartments above a shop tenancy.

According to the development application, the project has an estimated construction cost of $7 million. 

Located within the town centre of Dunsborough, the 8,632 square metre site comprises the amalgamation of two lots, with one vacant and the other occupied by the Peko Peko restaurant. 

The two parcels of land have been owned by Western Australian property family, the Atzemis, for more than 20 years.

George Atzemis, and his son Peter, are best known for their work partnering with multinational hotel company Accor to develop The Adnate, an art series hotel in Perth’s CBD.

George Atzemis has spent the past few decades building a portfolio of both shopping centre and hospitality assets, including the Empire Village shopping centre in City Beach, and previously owned the Holiday Inn Perth City Centre hotel, before selling it to a Singaporean group.

The Atzemis' latest propject in Dunsborough is being led by consultancy Place Development Australia (PDA). 

PDA director Rob Bates-Smith said the proponents had appointed WA hospitality entrepreneur Miles Hull (Dark Horse Hospitality Group) to operate the food and beverage and accommodation offerings.  

“Miles is responsible for some of WA’s most successful and memorable hospitality precincts and experiences,” Mr Bates-Smith said.  

“Venues including the Alex Hotel & Shadow Wine Bar, Little Creatures Brewing and Quarter Acre Hotel have proven time and time again his ability to deliver and operate destinations of a world-class standard.

“He has a thorough approach to creating new community, tourism and hospitality destinations and as such we are thrilled to announce such an ideal fit for Dunn Bay Road and the town of Dunsborough.” 

Mr Hull is also behind the hospitality offering at Paul Blackburne’s One Subiaco development, and the new timber bar in East Fremantle.

“Our intent is to create a place that enhances the town’s options for morning, noon and night food, beverage and accommodation options,” Mr Hull said. 

“Ultimately, we want to increase vibrancy and visitation within the town centre by delivering a precinct with a distinct ‘down-south’ vibe – somewhere you can visit straight from the beach, walk or cycle to - to enjoy a quality hospitality experience be it coffee, lunch, dinner or a late evening drink.”

Mr Hull said the 18 cabins on site would help address the current accommodation deficit within the town centre. 

The proponents undertook consultation with key community stakeholders last year including with the Dunsborough Progress Association, a community run not-for-profit group.  

“We’d like to thank the community for its ongoing input and support, as well as the City of Busselton which is proactively seeking great results for the community,” Mr Bates-Smith said. 

“Thoughtful architecture and light-touch landscaping will ensure existing trees and vegetation are retained while delivering a new entry statement to the town enhancing its appeal for both the local community and visitors.”
