Nutrition Systems chief executive Danny Pavlovich has bought three buildings on Wittenoom Street in East Perth for $1.9 million, including a warehouse currently occupied by Eagles City Mission.

Mr Pavlovich, a former bodybuilder who runs Leederville-based fitness supplement distributor Nutrition Systems, bought 51 to 55 Wittenoom Street, via Westfire Investments Pty Ltd.

He bought the 912 square metre site comprising three adjoining properties from Superwild Pty Ltd, directed by Kim Valenti of Hovea.

Church group Eagles City Mission occupies one of the warehouses, at 51 to 53 Wittenoom Street.

Ray White Commercial WA agents Michael Milne and Stephen Harrison brokered the deal on behalf of a syndicated development consortium.

Mr Milne said the vendor of the property, zoned residential/commercial with a three:one plot ratio, decided to sell it instead of progressing with a development on the land.

“The property was acquired by an astute local investor who recognises the future value upside when high density construction becomes viable, and is content to keep the existing buildings occupied in the medium term,” he said.

Mr Harrison said while the demand for development sites had been subdued due to volatile construction costs, the market in the East Perth area was still very strong.

“The entire Claisebrook Cove waterfront area was largely light industrial warehouses until the WA government formed the East Perth Redevelopment Authority to transform into a vibrant metropolis, our first major local infill project,” he said.

“Wittenoom Street and the surrounding precinct is now largely developed with attractive medium- and higher-density residential, together with offices, bars, and restaurants, close to Optus Stadium.”
