Fini to create new Leederville hospitality hub

Adrian Fini-led FJM Property has unveiled plans to redevelop the Leederville Hotel and laneway into a multi-venue food, drink and entertainment precinct that will link with the new headquarters for Dale Alcock's ABN Group.

FJM, a Western Australia-based property development and investment company, which owns and operates the Leederville Hotel, has submitted a development application that includes plans for a number of new tenancies in the laneway behind the hotel.

The laneway will connect with ABN Group’s new four-storey headquarters, currently under construction.

Mr Fini and ABN Group's Dale Alcock formed an alliance last year to develop the purpose-built new headquarters on the hotel car park site, which is owned by FJM.

It is expected ABN Group’s 1,000 employees will move into the new building by mid-2021, under a 12-year lease, with two five-year extension options.

“The goal is to create the pub of the future offering multiple spaces with differentiation and interconnection,” Mr Fini said.

“It will have a family friendly component with provisions for both day and night trade.”

FJM Property said the precinct would offer a mix of food, beverage, and retail outlets to enable day and night trade, as well as community spaces.

The development application proposes minor refurbishments to the existing Leederville Hotel building such as general uplift works and a new small bar on the upper level. Current tenant Bills Bar and Babushkas is anticipated to remain in the building.

The application outlines further plans for: the creation of three new food and beverage kiosks with a new terrace seating area above; a new back-of-house area to provide storage, staff rooms and toilets; and full demolition of the nearby bar, Blue Flamingo, to be replaced with a new piazza and building containing a new dining/bar venue, a shop tenancy and back-of-house areas.

Minor refurbishments to another adjacent bar, The Garden, have also been proposed, including a refurbishment to the kitchen and back of house area to the north of the venue.  

FJM Property anticipates the project to be competed and reopened to the public in 2021.
