EPRA tender call

THE East Perth Redevelopment Authority is calling for tenders for an integrated supermarket and apartment development, which allows up to 47 residential apartments, in its Village Northbridge redevelopment precinct.

The development comprises retail, commercial and residential components on a prime 4,783 square metre site fronting Newcastle, Beaufort and Lindsay streets.

Minimum requirements on the site include a supermarket with a gross lettable area of 1200sq m of retail space, residential development based on R100, eight owner-occupied affordable housing apartments ranging from one to three bedrooms, and other retail and commercial units.

The development will be two to three storeys high and encourage the use of traditional building materials including corrugated iron, steel and timber features, as well as recycled brick and limestone work.

EPRA has also suggested that buildings should also incorporate full articulation on the ground level, have highly legible primary entrances, incorporate the use of balconies, terraces, windows and active living spaces and provide an integrated parking solution.

EPRA chief executive officer Tony Morgan said EPRA was seeking an innovative development solution that complemented Northbridge’s rich inner urban character.

The tender closes on December 17 2003, with the successful proponent expected to be notified by the end of January.
