EMIRATES is one of two new tenants moving into the Cape Bouvard Investments-owned building at 181 St Georges Terrace.

Emirates, the air carrier of the United Arab Emirates, will take up space on the second level of the building, joining tenants Common-wealth Premium Banking, Elders Rural Bank and law firm Tottle Christensen.

The ground floor of the building has been leased to La Via Café, with this prime space fronting St Georges Terrace providing a new casual meeting destination for workers in the CBD

A spokesperson for Cape Bouvard Investments said the design brief for 181 St Georges Terrace was to provide a high quality, boutique building that offered the very best in services and technology.

“The additions of Emirates and La Via Café to the building directory satisfies the philosophy of targeting high quality tenants,” the spokesperson said.

It’s understood Emirates con-ducted extensive research of the local market ahead of committing to any lease.

The addition of the two new tenants at 181 St Georges Tce will tip the occupancy rate of the build-ing over 90 per cent.

Joint leasing agent Jones Lang Lasalle, which brokered the deal, said Emirates decided on the Cape Bouvard building because of its advanced technology and the quality of the finish.

The $15 million building delivered 3,500 square metres of office space to the Perth market when it was completed 12 months ago.

Cape Bouvard paid $2.2 million for the St Georges Terrace property in 1997, which was then the site of MMI House.
