Another rejection for Satterley’s Perth Hills plan

The Western Australian Planning Commission has knocked back an amended plan from Satterley Property Group for North Stoneville.

The WAPC refused the proposed amended North Stoneville structure plan No.34 at its meeting yesterday, which was closed to the public.

Satterley Property Group’s original structure plan, which proposes a townsite for about 1,000 lots in the Perth Hills, was rejected by the WAPC in 2020.

The Nigel Satterley-led group has gone back to the drawing board several times over its plans for the 555-hectare land parcel in North Stoneville, about 40 kilometres north-east of Perth.

In April, the proposal was revised from 1,500 lots to 1,001 and resubmitted to the peak planning body after the State Administrative Tribunal intervened and invited WAPC to reconsider.

However, WAPC yesterday refused the amended plan because it did not adequately demonstrate plans to mitigate the threat of bushfire, including safe evacuation routes.

The refusal was in line with the recommendations from the Statutory Planning Committee (SPC) and the Department of Planning, Lands and Heritage, according to a WAPC statement.

“Prior to Thursday’s meeting, the SPC and WAPC heard deputations from twenty-one parties, including the developer Satterley Property Group, the Shire of Mundaring and local individuals and community groups,” the statement reads.

“The decision comes after more than four years of consideration of the proposed SP34, which included extensive land use planning assessment. 

“The next directions hearing in the SAT review proceedings is scheduled to occur on February 2 2024.”

The amended plan was also refused by the SPC last month.
