Strong interest in Oswal's Baldivis land

The vendors of a 76-hectare parcel of Baldivis land owned by fallen fertiliser tycoon Pankaj Oswal have extended the original expressions of interest closing date in response to a surge in enquiries, both domestic and international.

Jones Lang La Salle manager of sales and investments Phillip Fogliani said there had been huge interest in the site from private and institutional developers since it was offered for sale May 2.

"Being cognisant of the substantial amount of technical due diligence material available to prospective purchaser, we have extended the closing date for expressions of interest to give additional time to make a thorough assessment," Mr Fogliani said.

Expressions of interest over the site will now close on June 23.

The landholding comprises 15 titles which were acquired by Pankaj Oswal-owned entities Oswal Developments and Osdev Pty Ltd over a number of years.

Jones Lang LaSalle director of sales and investments, Nigel Freshwater, said preliminary concept plans flagged a 900-lot masterplanned community for the site.

"The largely empty and sizable site is currently zoned urban deferred, however our understanding is that there is a possibility of it being re-zoned to urban later this year," Mr Freshwater said.
