Stockland to build $122m lifestyle complex

Stockland has received unanimous support from an assessment panel for its $122.2 million complex south-east of Perth, set to be the group's first lifestyle community with a land lease model in WA.

The national property group’s proposal to build a 289-dwelling development in Piara Waters was approved by the Metro Outer Joint Development Assessment Panel today.

In its development application, Stockland described the proposed development, to be named Stockland Halcyon Wildflower, as the first land lease lifestyle community for those aged over 50 in Western Australia.

Under a land lease model, homes are sold to owner-occupiers at a discount to the catchment’s median house price, according to Stockland’s application.

The land lease model would allow the resident to buy the standalone home with an agreement to pay rent on the Stockland-owned freehold land.

The Halcyon Wildflower village is planned to be built within a bigger 23-hectare Stockland landholding on Armadale Road, the Wildflower Estate.

Stockland has identified an opportunity to deliver a new kind of seniors housing that provides quality yet affordable community living that meets the modern day needs and expectations of over 50s, the fastest growing demographic in Australia,” the application said.

Stockland is realigning its seniors housing development pipeline from deferred management fee retirement villages to quality land lease communities.

“This lifestyle community concept differs from existing models of retirement housing currently more familiar to the WA market in some important ways.

“Land lease communities are very popular overseas and in other Australian states, with more than 900 such communities already successfully operating in Australia.”

The City of Armadale has also backed the $122 million development, recommending the JDAP approve the proposed lifestyle community.

“It’s an interesting business model. Clearly it’s not the first one around but it’s one of the more sophisticated ones,” JDAP specialist member John Syme said.

The 289 grouped dwellings will be offered in seven different housing types, according to the development application.

Other features of the Piara Waters development include a clubhouse, a wellness precinct, and a leisure precinct.

The community could only be accessed through a private street network, according to Stockland’s development application.
