Sentinel flags $65m Subi plan

Sentinel Real Estate has submitted an application to build its fourth project in Subiaco’s Fine China Precinct, a $65 million build-to-rent development of up to six storeys.

The developer has lodged an application with state government land agency DevelopmentWA to build on a 3,576 square metre lot at 1 Wembley Court in Subiaco.

The proposed development comprises 111 build-to-rent apartments, 150 car parking bays, and residential amenities including a workshop, landscaped decks, a gym, communal dining and lounge and a business centre.

In the development application prepared by architecture firm Cameron Chisholm Nicol, the project has an estimated construction cost of $65.1 million.

The building is proposed to be a five-storey development with a partial six-storey component on the corner that extends to Hay Street.

“The proposed development is Sentinel’s fourth build-to-rent project in the precinct, with Element 27 being the first 100 per cent build-to-rent offering in the state and in Australia,” the application said.

Sentinel received approval for the third phase of its Element 27 project in 2020. It is understood the first three phases of the project would total an estimated $124 million.

The third phase of Element 27, now known as The Elements by Kinleaf, comprises a 16,061sqm building featuring 91 apartments across five levels.

Developments in the Australian Fine China area is subjected to design guidelines, which includes a five-storey limit.

Australian Fine China was a commercial pottery from the 1920s to 2006, the longest-lived and last secondary industry in the Subiaco industrial area.

"The Fine China Precinct build-to-rent project stands as a testament to Sentinel’s commitment to creating a vibrant and sustainable community within the Australian Fine China area in Subiaco," Sentinel's application said.

RP data shows Puresilver Corporation bought the Wembley Court site for $8.58 million in 2015.

The site is in the Subiaco Centreo Precinct of the Subiaco Redevelopment area, that falls under DevelopmentWA's jurisdiction.
