THREE separate measures of Perth property prices have shown the median house price in Perth is lagging behind the rest of the nation.

The Australian Bureau of Statistics house price index released this week showed the median price in the metropolitan area rose 3.5 per cent in the first three months of the year.

Nationally, the ABS statistics showed an increase of 4.8 per cent in median house prices over the March quarter.

An Australian Property Monitors report released last week showed Perth median house prices rose by 1.1 per cent in the March quarter, while nationally median house prices were up 3.1 per cent over the same period.

Property research group RP Data also released its monthly home value index in conjunction with Rismark last week, which showed that the median price of a house in Perth had crept up 0.2 per cent to $480,000.

The growth was lower than the national average of 1.4 per cent for the month of March, which pegs the median value of a house in Australia at $450,000.

Darwin was again the top performing city, with its house values up 6.9 per cent to $480,000.
