Mustera takes Forbes to market

Mustera Property Group has announced plans to launch its $88 million Forbes Residences project in Applecross to the market in January 2021. 

The group received development approval for the project in April this year, after earlier iterations were knocked back several times.  

Located on the corner of Forbes and Kishorn Roads, the Forbes Residences plan to feature a mix of 34 three-and-four-bedroom residential apartments, as well as 23 short-stay accommodation apartments.

The 13-storey building will also house 1,096 square metres of commercial space on the ground and first floor, with a 143sqm co-working space on level one.  

Mustera executive director Nicholas Zborowski said a limited VIP pre-launch of Forbes Residences last month had exceeded expectations, with contracts signed for one of the project’s penthouse residences and several other apartments.

“We conducted a targeted pre-launch to a small number of potential buyers, and had a very strong response with a number of sales secured out of the gate,” he said.

“We have been very conscious from the outset of the unique nature of this development, and the fact that it will set a new benchmark for WA’s apartment market – so it’s been gratifying to see that recognised by buyers ahead of any formal market launch.”

The project has been designed by Singapore-based architecture firm WOHA, which has been previously globally recognised for integrating environmental and social principles throughout its design, including at the PARKROYAL in Singapore.

Perth-based architecture firm MJA Studio also provided input for the project.

The Forbes Residences mark WOHA’s debut in WA and features a sky garden every three levels as well as a community garden accessible to residents, tenants and the local community on level one.

Mustera is targeting a five-star green star rating for the project, sustainability features including a rooftop solar array to power common area services and pool heating, smart water and power meters, natural cross ventilation and recycled wastewater for garden irrigation.

Other resident amenities include a pool, gym, residents’ bar, chef’s kitchen, lounge and dining facilities.

“One thing 2020 has very clearly demonstrated is the value of loving where you live,” said Mr Zborowski.

“Our vision for this project from the outset was to deliver an ‘Applecross in the sky’ – a worldclass development while including all the elements locals love about the area, including green outlooks and a neighbourhood feel.

“This is a project unlike anything else we’ve seen so far in Perth, and one we’re incredibly proud of, and the strong early response has demonstrated the appetite for this level of quality. We are very much looking forward to getting underway in 2021.”

Construction is expected to commence mid-2021.
