PROPERTY group Mirvac has adopted a new construction strategy for its 33-level office tower in central Perth, opting to build the tower itself rather than award a separate construction contract.
The new tower is a central feature of the $580 million redevelopment of the Old Treasury Building precinct, on the corner of St Georges Terrace and Barrack Street.
Construction giants Broad, Doric, Probuild, Multiplex and BGC had all previously submitted expressions of interest for the project.
However, Mirvac told WA Business News that: “Following a company restructure and the creation of a dedicated national construction team, Mirvac decided it was best placed to undertake the design and construction of the office tower”.
Mirvac development director Dean Mudford said the Treasury buildings would be partly demolished and the company would commence foundation site works for the new office tower.
The 33-storey office has been pre-committed to the state government for 25 years; 15 floors will be dedicated to the Supreme Court, and Mirvac expects to complete the tower in early 2015.
Mirvac originally had joint ownership of the development with superannuation fund subsidiary Cbus Property, but the developer formally acquired the site in July this year and now has full ownership of site.
Demolition works and refurbishment have also begun on three sites in the precinct on the corner of Barrack Street and St Georges Terrace.
The Law Chambers on 565 Hay Street and the Playhouse Theatre on Pier Street, and refurbishment of the old Treasury Building have all commenced.
National construction company Built has been contracted by FJM Property to refurbish the Old Treasury Building for the Hong-Kong based Aman Resort hotel, which will be located in the heritage-listed building.
It’s expected the 48-room hotel will be completed in 2014.
Northerly Construction has been awarded the demolition contract for the Law Chambers.
Brajkovich Demolition has been contracted for the demolition of the Playhouse Theatre on Pier Street, which is currently under way.
In its stead, development plans have been approved for a four-storey office building that will also become home to St Georges Cathedral’s song school.
However, the plans are currently being revised.
The precincts other main developments, St Georges Plaza and the new City of Perth Library are scheduled to start in April next year.
