APPLAUDED for its strong focus on public open space and the positive effect it has had on local development, Landcorp’s development of Mandurah Ocean Marina has been met with approval across local government, the property industry, local business and community.
Landcorp has now sold all four commercial and 35 residential and mixed-use blocks in the completed North Harbour component.
Construction in the precinct is currently in full swing. Developments on the go include the Strzelecki Holdings Dolphin Quay project, which will be an entertainment and retail complex with 43 luxury apartments; Seashells Resort Mandurah, a six-storey residential development; and The Dibstone Group’s residential-retail project Ocean Pointe.
Landcorp has commenced work on the project’s second stage, South Harbour, which is due for completion in 2003. South Harbour will feature Venetian-style waterways and eventually be lined with both residential and retail developments.
The project includes 68 lots comprising 62 residential, four mixed-use lots and one tourist/commercial site. It also includes a significant amount of public open space such as boardwalks, foreshore areas, piazzas and pedestrian-friendly streets.
The total public open space accounts for nearly 40 per cent of the land in the marina.
A chalet park providing affordable family accommodation will also be included.
The marina component, which was developed first and has been in operation for the past two years, has been a great success.
Each year it attracts more than 20,000 people to its annual Mandurah Ocean Marina Boat and Fishing show.
A Curtin University study of the economic impact of the $57.7 million project estimates that the marina will yield benefits worth $912 million by 2020 and create 600 ongoing jobs. The tourism impact of the project is also expected to be substantial with a 50 per cent increase in the overnight market and a 5 per cent increase in day visits projected to occur within the first five years of the marina’s life.
