Large rental growth in Trigg, Cottesloe

Houses in Trigg and units in Cottesloe have experienced the largest rental growth in the state during the past year with the median weekly rent now at $505 and $488, respectively, new figures show.

Latest analysis by RP Data and show that the median rent for a house in Trigg grew 26.3 per cent in the year to October from a base of $400.

Other large climbers in the housing rental market included South Perth where the median rent increased by 22.2 per cent to $550, City Beach grew 21.4 per cent to $895, Sorrento up 18.5 per cent to $593 and East Cannington climbed 16.7 per cent to $350.

The median rent for a unit in Cottesloe increased 21.9 per cent during the past 12 months from a base of $400.

Units in Subiaco missed out on the top spot with rent increasing by 21.8 per cent to $378, followed by Crawley, up 18.1 per cent to $425, Glendalough rose 17.9 per cent to $330 and Fremantle grew by 13.3 per cent to $340.

Nationally, weekly rents for houses increased by 3.4 per cent in the 12 months to September while units recorded a larger growth of 4.1 per cent.

RP Data research analyst Cameron Kusher said the latest results compared with previous years reflected a slower rate of growth on the back of the downturn and an increase in first home buyer activity.

"With the First Home Buyers Grant Boost being wound back and mortgage rates rising, we anticipate that more people will be forced to remain in the rental market," Mr Kusher said.

"Ultimately, the impact is likely to be that rental rates will once again start to climb, especially given that nationwide our annual new dwelling requirement continues to go unfulfilled."
