Strong demand has prompted LandCorp to bring forward the release of 36 lots at Baynton West in Karratha, with land and house-and-land packages for sale by private treaty.

LandCorp is releasing more potential home sites in Karratha following strong demand for land only and house-and-land packages in the last month.

Lands Minister Brendon Grylls said continuing interest in real estate in the town prompted LandCorp to bring forward the release of another 36 lots of Stage 3a at Baynton West. The lots are already under construction, with civil works due to finish in September and titles expected in November.

"These home sites are for sale now by private treaty, with home buyers able to purchase subject to finance," Mr Grylls said.

"The only conditions applying to these lots are LandCorp's standard 30-month construction time frame, and design guidelines, which ensure climate-responsive housing and a high-quality residential estate."

The blocks range from 416sqm to 608sqm and are priced between $157,000 and $211,000.

A rebate is also available to home buyers who complete their house and landscaping within 30 months - a $4,000 incentive applies to traditional homesites while those on corner lots are eligible for a $5,500 rebate.

Mr Grylls said Baynton West was shaping as one of Karratha's most vibrant communities with planning in place for parks, playgrounds, a school and a community hub.

"There has already been strong demand for the 30 house-and-land packages released at Baynton West in late May, and all of the homesites offered in Stages 1 and 2 are now sold, under offer or allocated," he said.

"It's encouraging that buyers can walk in off the street and purchase a block by private treaty, rather than having to apply through a ballot to get allocated land to build a house."

Earthworks are already under way on subsequent stages in Baynton West for future release subject to demand. This latest release by LandCorp brings the number of lots delivered in Karratha to more than 800 in the last three years.
