Industrial projects on the rise

Demand for industrial properties continues to grow with more than $20 million worth of developments and nearly 25,000 square metres of warehouse and storage area green-lit today.

The Metro Outer Joint Development Assessment Panel approved Lester Group’s application to build three warehouses of 5,000 square metres each in Jandakot, at its meeting this morning.

The warehouses would include a 400sqm office and a bin store each.

Lester Group bought the four-hectare industrial site on Prinsep Road, near the area planned for Perth Surf Park, in December.

The Nedlands-based property fund’s Jandakot development is expected to cost $15 million, according to an application it submitted through planner Rowe Group.

City of Cockburn councillor Chontelle Stone was the only JDAP member voting against the application, citing traffic concerns and potential congestion for residents north of Prinsep Road.

Ms Stone said the recent state government approval to the land use of the 54-hectare Glen Iris Golf Course, also in Jandakot.

Planning Minister Rita Saffioti supported an amendment to one of the city’s planning scheme, which allows the development of residential lots and other amenities of the now-closed golf course.

However, acting JDAP deputy presiding member Ian Birch said the application generally ticked all the requirements in the planning framework.

“It’s really another example of the almost insatiable demand for storage, it seems,” he said.

“It’s one of the new burgeoning industries.”

The panel also approved a $7.7 million two-storey self-storage facility and a $4.3 million warehouse in Southern River Business Park during today’s meeting.

The self-storage facility comprises 40 storage units of various sizes taking up about 6,200sqm of the 8,345sqm gross floor area.

Another warehouse, comprising 19 units with a total area of 3,577sqm and a fast food outlet, has also been approved on the same Southern River lot.

Dynamic Planning & Developments submitted proposals for both Southern River projects on behalf of the City of Gosnells.

Gosnells councillor and JDAP member David Goode said upon completion of the projects, the city would no longer be the owner of the sites.

The JDAP recently approved Hesperia’s plan to build a $22 million, 21,270sqm warehouse on its 75-hectare Roe Highway Logistics Park in Kenwick.

The panel is also scheduled to decide on a $19.5 million development, comprising a proposed warehouse and two offices, in High Wycombe this week.
