Final framework for $227m Subi East area

The final piece of the $227 million Subi East redevelopment – a framework for developing up to 1,000 dwellings in Princess Margaret Hospital site – has been recommended for approval.

The Subiaco Land Redevelopment Committee has recommended the draft Princess Margaret Hospital precinct design guidelines be approved when the Metropolitan Redevelopment Authority board members meet on Monday June 26.

Princess Margaret Hospital for Children (PMH) in Subiaco closed in mid-2018 to coincide with the opening of Perth Children’s Hospital.

The draft guidelines for the PMH site covers a 3.6-hectare area in the north eastern corner of Subiaco bound by Roberts Road, and Hamilton, Hay, and Thomas streets.

The guidelines impose various height limits for development in the former PMH site, ranging from 11 to 30 storeys.

The redevelopment of the former PMH site is part of the state government’s $227 million plan to rejuvenate Subi East, a 35ha piece of land including Subiaco Oval, Mueller Park, and Bob Hawke College.

According to the Subi East master plan, the project area could accommodate up to 2,700 new homes in the next 30 years with 1,000 of the dwellings to be built at the former PMH site.

According to DevelopmentWA, the last major building at the former PMH site was demolished in October.

“The draft PMH Design Guidelines are the final component in the planning framework for Subi East,” a DevelopmentWA document said.

“They will facilitate and guide the redevelopment of the PMH precinct to deliver on the master plan vision and objectives.”

DevelopmentWA has identified Lot 4, on the corner of Hay and Thomas streets, and Lot 5 along Thomas Street as landmark sites, enabling 30-storey projects to be built on the lots.

Land uses for the lots vary from serviced apartments, dwellings, hotel, office, exhibition centre, and hospitality tenancies.
