DAPs approve 391 apartments in six suburbs

Apartment buildings in Rivervale, North Perth, Burswood, Osborne Park, Victoria Park and Carine are among the latest multiple-dwelling projects set to be approved for construction, in a busy week for Perth’s development assessment panels.

The largest-value approval was in Rivervale, at the former Red Castle site on Great Eastern Highway.

The metropolitan central DAP had previously given its tick to a $30 million, 139-apartment project in July this year, however the landowner, Finetune Investments, applied for changes to the approval to allow for the project to be built using a modular construction method.

The old Red Castle Hotel has already been demolished, while Finetune’s project will comprise 139 apartments and two townhouses on the site.

In Carine, the metropolitan north-west DAP is expected to give the green light to a $14.8 million, 50-apartment project on Gemstone Boulevard when it meets later this week.

The project, put forward by McDonald Jones Architects on behalf of developer Stirling Capital, will comprise two separate four-storey buildings.

The development site is bordered by Gemstone Boulevard, Marble Lane and Marmion Avenue.

Meanwhile, the metro north-west DAP will also approve an 18-dwelling project worth just less than $4 million at 65 Hutton Street in Osborne Park.

The application was made by Dynamic Planning and Developments on behalf of landowners Giuseppe and Maria Marchesani.

The project will comprise 16 one-bedroom apartments and two townhouses.

Closer to the city in North Perth, TPG Town Planning Urban Design and Heritage has put forward a mixed-use office and residential proposal at 5 Scarborough Beach Road, on behalf of landowners Limnios Property Group and Signet Enterprises.

The project, which is set to be approved by the metropolitan west DAP today, will comprise an $8 million, six-storey building containing a 113 square metre commercial tenancy and 41 apartments.

According to DAP agenda documents, the City of Vincent’s design advisory committee considered the project to be a bold proposal for an important landmark site.

The DAP said the project was considered to be of a scale and context appropriate for the North Perth district centre.

“The introduction of mixed-use development along this portion of Scarborough Beach Road will encourage the revitalisation of the area and add to the liveability and street activation currently lacking in the area,” the DAP said.

Across the river in Burswood, the metro central DAP is set to approve a seven-storey, 40-apartment project at 131-135 Burswood Road.

The $11.3 million application was made by Planning Solutions on behalf of Australian Realty Trust.

The site is currently home to car dealer and repairer Quattro Motors.

Also in Burswood, the metro central DAP approved amendments to a previously approved $47 million, 18-storey mixed use development at 43-47 Burswood Road.

The project, designed by Doepel March Architects for landowner Fisel Pty Ltd, will include 84 apartments, offices and a restaurant.

According to the DAP, the modifications to the originally approved development, which included additional balconies on the building, were minor, and also increased the amenity of the individual units.

Finally, in Victoria Park, the metro central DAP is expected to approve a $4 million, 19-dwelling project at 14 King George Street.

The application was put forward by TPG on behalf of landowner K4 Developments.

The approval comes after the developer was asked to revise the proposal twice by the Town of Victoria Park’s design advisory committee – initially in March this year, and then again in April.

According to DAP documents, the project will comprise five one-bedroom apartments, 13 two-bedroom dwellings and a three-bedroom apartment over five storeys.

An existing two-storey multiple dwelling development will be demolished to allow construction of the new project.
