Charles St earmarked for $35m build

A family investment company has proposed to build an eight-storey apartment block in North Perth, estimated to cost $35 million.

Lam Family Investment Pty Ltd has submitted a development application to the City of Vincent for the build at 299 Charles Street.

The proposed development comprises 117 apartments across the top seven storeys, commercial tenancies on the ground floor and public outdoor space.

Fifteen of the 117 proposed apartments will be designed as specialist disability accommodation, according to the development application prepared by town planner element with designs by Space Collective Architects.

“This form of housing requires a high level of care. One carers/overnight onsite assistance space been provided,” the application said.

The apartments will be a mix of standard dwelling and co-living arrangements, according to the application.

“The development proposes a range of apartment sizes that will cater to a diverse spectrum of the community,” it reads.

“The co-living apartments will offer much needed accommodation for people that need short- to medium-term leasing arrangements.”

The Charles Street lot is also known as the old Brownes Dairy site, which has since been redeveloped into a residential and commercial precinct.

Buildings on the site would be demolished if the proposed development is approved, despite the city’s preference to reuse and adapt existing builds.

“In instances such as the subject application, where existing development comprise small, commercial tenancies, it would take more energy to retain and build around these buildings than it would be to demolish and construct anew,” the application said.

RP Data shows Lam Family Investment bought the site for $2.6 million in 2004.

Hoang Lam of South Perth is the owner of Lam Family Investments, an Australian Securities and Investments Commission document shows.

The development application will be decided by the Metro Inner-North Joint Development Assessment Panel.
