A major retail centre in Albany, the Dog Rock Shopping Centre, has been placed on the market by its vendors at a proposed price of between $7 million and $8 million.
The centre, situated at the top of the port city between Lockyer Avenue and Middleton Road, is built over two levels. It comprises a total gross lettable area of 7,146 sqm on a site of 1.6353 hectares.
The main 275 bay car park level features a Woolworths supermarket of 4,537.4 square metres plus 14 specialty stores. The upper deck, facing Middleton Road, is a covered area of some 2,297 sqm.
Selling agent Porter Matthews director Bruce Porter said the site was earmarked for redevelopment offering opportunities for substantial additional income.
Mr Porter expects interest from unlisted property trusts or local Perth and Albany syndicates.
Situated on the southern coast of WA some 409 kilometres south east of Perth, Albany is one of only four regional cities in WA and services the lower Great Southern agricultural district.
The region boasts a long-term net annual population growth of between 1 and 1.5 per cent underpinning the continuing economic growth of the area.
