$135m apartment plan in Leederville

EG Funds Management has lodged an application for a $135 million apartment complex, combining build-to-sell and build-to-rent dwellings, in Leederville.

The application was lodged to the Metro Inner-North Joint Development Assessment Panel last month with a $135 million price tag, according to a Department of Planning, Lands and Heritage document.

The development comprises 273 dwellings across a five storey podium, 16-storey tower and a 25-storey tower at 40 Frame Court.

According to the application, the dwelling mix consists of 146 build-to-rent and 127 build-to-sell apartments.

Other proposed features include three community spaces, four commercial tenancies, rooftop pool, gym, residents lounge, media room and communal veggie garden.

EG development director Grant Flannigan said the development was about investing in the neighbourhood as well as a renewal for Leederville.

“It’s our hope that 40 Frame Court will be a place where locals are proud to live, visit or even own a home,” he said.

“For this reason, the plans have been carefully designed to include a range of homes – everything from co-living to build-to-rent studios and four-bedroom family apartments.”

The development was designed by Perth-based architecture firm Cameron Chisholm Nicol in collaboration with the City of Vincent and community group Leederville Connect.

Leederville Connect chair Anna Kelderman said developers should be seeking local input and consider feedback and ideas.

“We hope our ongoing discussions will result in much needed places for our diverse and creative community to grow,” she said.

The proposal is out for public comment on the city’s website until September 7.
