The state government is searching for a private sector partner to build a new affordable housing development at the former Kinlock primary school site in Ferndale.

More than 100 houses will be constructed as part of the project, with the Department of Communities to launch a request for detailed proposals soon.

The development will include a variety of options including social housing, full market and shared-equity sales.

Cannington MLA Bill Johnston said the department bought the site in 2011.

"This is a great opportunity for a reputable developer or consortium to work with the McGowan government and the local community to deliver jobs,” he said.

The site is located 12 kilometres from Perth’s central business district.

"The state government will work with the private sector to deliver a variety of lot sizes and dwelling types suitable for new residents seeking to purchase in a sought-after location and for existing residents looking to 'right-size',” Housing Minister Peter Tinley said.

"This is an exciting opportunity to create affordable housing appropriate to the changing needs of Ferndale to enable first home buyers, downsizers and young families to move into an established area."
