ABS house price data at odds with CoreLogic

New data from the Australian Bureau of Statistics shows a less severe annual decline in Perth house prices than other sources.

The ABS report reveals a 0.1 per cent drop in the Perth residential property price index (RPPI) last quarter, with a 0.9 per cent fall in the 12 months to June.

That compares to CoreLogic’s data, which showed Perth dwelling prices had dropped 2.1 per cent in the year to June.

The ABS data also revealed a 0.2 per cent increase in Perth’s established house price index (HPI) in the quarter, which measures the price change in all established detached houses on their own block of land.

The HPI fell 0.4 per cent on annual basis.

The other measure used by the ABS is the attached dwellings price index (ADPI), which covers the price change of attached dwellings.

Perth’s ADPI dropped 1.2 per cent in the June quarter and was down 2.9 per cent for the year.

 

Nationally, the RPPI for the weighted average of the eight capital cities fell 0.7 per cent in the June quarter.

Sydney’s RPPI declined 1.2 per cent in the quarter, while Hobart registered a 3 per cent rise.
